Vacant means I can work fast and the same way every time. Same room order, same corner-in framing, same white balance, windows held instead of blown out.

That consistency is the actual product. Put twenty of your units side by side on a portal and they read as one portfolio instead of twenty different phones.

Key or lockbox code is enough. Nobody needs to meet me there.

More time in each room. Exteriors worked for the light rather than taken on arrival. Detail frames, twilight if the house earns it, the full set an agent needs for MLS.

Staged homes get the same treatment as vacant ones. The difference is how long I am willing to stand in a room before I take it.

Zillow 3D Home tour with an interactive floor plan. Renters walk the unit before they ask for a showing, which cuts the number of people you drive out to meet.

Cheapest as an add-on while I am already in the unit. Booked alone it is a separate trip, so it prices higher.

Listing photography $325per property Staged or vacant, MLS-ready set, exteriors worked for light. Detail and twilight frames where the property earns them.
